Mohali: The Greater Mohali Area Development Authority (GMADA) has given the nod for six-storey shop-cum-offices (SCOs) in new sectors of SAS Nagar Earlier,SCO owners were allowed to construct only four storeys and basement Subhash Rana, Estate Officer, GMADA, said the six-storey SCOs would initially come up in Sector 70,where around 17 sites were auctioned on May 28 last year. The GMADA has decided to allow Floor Area Ratio (FAR) of 4.5 on these sites. The designs have been submitted to GMADA chief administrator for final approval. Use of basement would also be allowed Sources said GMADA last year auctioned site numbers 24 to 37 and 50 to 53. As the project has already been delayed, GMADA was now trying to start construction at the earliest to avoid more delay.
Another GMADA senior official said after completing the building, the allottees would be at liberty to do the internal finishing. The sectors GMADA will also pay special attention to parking, a major cause of concern in the town According to the new industrial policy for Industrial Area in Phase VIII-A, B, the Punjab government has already allowed multi-storeys with no limits. However, this is subject to clearance from Air Force authorities.
Other major relaxations in the new policy include reduction in size requirement for commercial conversion, requirement of road width as well as the reduction in the fees to be charged for commercial conversion of plots in existing industrial areas.The move was seen as a step to attract the industry in Punjab.Sources said multiplex, educational institutions and budget hotels would get approval on industrial plots of size of 2,500 square yard or plots having front more than 100 feet.
